How it works

  1. 1

    We read the filings

Every week we pull new Appointments of Successor Trustee, Notices of Trustee's Sale and probate cases from the county record.

  2. 2

    We research each one

Owners, heirs, mailing addresses, phone numbers, loan amounts, arrears and estimated value, checked by a person before it's published.

  3. 3

    You work the deal

Filter and map the leads, save the ones you want, and run follow-ups, appointments and offers in your own pipeline.

Built for the people who work these deals

Early signals, not stale lists

An Appointment of Successor Trustee often comes months before the sale notice. You see it when it's recorded, not after it hits the national lists.

Owner contacts included

Mobile and landline numbers, emails and mailing addresses for the owner and co-owner on every lead we can trace.

List and map

Search by city, ZIP, filing type or sale date, then see everything on a map with photos of each property.

Your own pipeline

A CRM built for these deals: stages from New Lead to Closed, tasks, appointments, call logs, notes and a daily My Work list.

Kept up to date

When a sale is postponed, cancelled or completed we update the lead, and anyone working it gets a heads-up.

Limited members per county

We cap how many members get each county, so the same owner isn't getting twenty calls a day.

A CRM that already knows the deal

Leads come in with the owner, the filing and the sale date attached. Everything else lives in the same place, so you can drop the spreadsheet and the second CRM.

Questions

Where does the data come from?

Public county records: recorded trustee documents and probate filings. We add research from public and licensed sources and check each lead by hand before publishing it.

Which counties do you cover?

We start with the counties listed on the signup page and add more over time. If yours isn't listed, join the waitlist from the contact page.

Can I cancel any time?

Yes. Plans are month to month. Cancel from Billing in the app and you keep access until the end of the month you paid for.

Why is there a limit per county?

Distressed owners stop answering when too many people call. Capping members keeps the leads workable, which keeps them worth paying for.

Is an APT a foreclosure?

Not by itself. An Appointment of Successor Trustee is a signal worth investigating, often the first public step before a Notice of Trustee's Sale. We label it that way.

Do I need to follow calling rules?

Yes. You're responsible for following do-not-call, texting and Washington's distressed-property rules when you contact owners.
