Terms of service
Last updated October 21, 2026
These terms cover your use of LeadVault (“we”, “us”). By creating an account or using the service you agree to them.
1. What we provide
LeadVault provides research leads compiled from public records, such as recorded trustee documents and probate filings, together with research we add from public and licensed sources, and software to organize your work (lists, maps and a CRM).
2. The data is research, not advice
- Leads are not legal determinations of default, foreclosure, death, heirship, ownership or authority to sell.
- An Appointment of Successor Trustee is a signal to investigate, not proof of default or a scheduled sale.
- Records can be incomplete, out of date or wrong. Verify anything you rely on before acting.
- We do not provide legal, tax, financial or real estate advice.
3. How you may use it
- Your plan is for your company's internal use, by the number of people your plan allows. Each login is for one person.
- You may not resell, publish, share or give the data to anyone outside your company, or copy it in bulk.
- You may not scrape the site, share passwords or try to get around access limits.
4. Contacting property owners
You are solely responsible for how you contact owners and for following every law that applies, including the Telephone Consumer Protection Act, do-not-call rules, texting consent rules, and Washington law on distressed-property and foreclosure-rescue transactions. Treat owners, families and estates with respect.
5. Plans, billing and cancellation
- Plans are billed monthly in advance through Stripe and renew automatically until cancelled.
- You can cancel any time from Billing; access continues until the end of the period you paid for. Payments are not refunded for partial months unless the law requires it.
- If a payment fails, access may be paused until it is resolved.
- We may change prices with at least 30 days' notice; changes apply from your next billing period.
- County member limits mean a county may be full; we don't guarantee availability.
6. Your account
Keep your password private. You're responsible for activity under your logins. We may suspend accounts that break these terms.
7. Your CRM data
Notes, tasks, contacts and other records you add belong to you. We keep them private to your company and use them only to run the service.
8. No warranty and limits of liability
The service is provided “as is” without warranties of any kind. To the extent the law allows, we are not liable for indirect or consequential losses, lost profits or lost deals, and our total liability is limited to the amount you paid us in the three months before the claim.
9. Changes and contact
We may update these terms; we'll post the new version here and tell active customers about material changes. Questions? Contact us.
These terms are governed by the laws of the State of Washington.
